01 · Who answers

Two brothers from Surprise. Not a franchise.

New Life is the two of us, Brandyn Van Kleeck and Charles Stratton. We're brothers, we have over 20 years in restoration between us, and we started this company to run jobs the way we'd want them run in our own homes.

The national chains at the top of the search results run on call centers and franchise crews. When you call us, one of us picks up, one of us does the inspection, and the same two faces are there from the first call to the last dry reading.

  • The phone is answered by an owner, not a call center in another state.
  • The two people who inspect the job are the two people who do it.
  • One written estimate before anything starts, and a straight answer about whether it's worth a claim.
  • No subcontractors on the extraction, the drying or the demo.

03 · How it works

What happens when you call.

Roughly the same four things on every job. Water jobs usually dry in three to five days in this climate. Fire and mold take longer.

01

You call

Brandyn or Charles picks up. If water is still running, we'll walk you through shutting it off at the main while we're on our way. Most West Valley calls see us inside the hour.

02

We look, for free

Moisture meters and a thermal camera tell us how far the water actually went, which is usually farther than it looks. You get a straight answer and a written estimate. Outside our service area there's a $250 trip charge, credited back against any work we do.

03

You decide

We'll tell you honestly whether the job is worth a claim. If it is, we photograph and document everything, meet your adjuster on site and bill the carrier direct. If it isn't, we'll say so.

04

We dry it out

Air movers and dehumidifiers until the meters say dry, demo of anything that can't be saved, and antimicrobial treatment. You get the photographs and the moisture log, and when it's time to rebuild we can point you to contractors we trust.

04 · The record

A water job, day by day.

Drying isn't guesswork. A moisture meter goes on the walls every day, and the equipment stays until the numbers say dry, not until it looks dry. This is what that log looks like.

Dry standard 15% · scale 45%

Day 01

38%

Extract the water, pull the carpet pad and remove the baseboards, set air movers and dehumidifiers. Baseline readings on every wall.

Day 02

31%

Readings and an equipment check. Remove the shelving, cabinets, vanities and hard flooring holding water against the structure.

Day 03

23%

The drywall is drying faster than the framing behind it, so we drill the base of the wall to get air in.

Day 04

16%

Walls are at goal. The floor and the bottom plate are close.

Day 05

12%

Every reading is under the dry standard. Equipment out, final photographs and sign off.

05 · The West Valley

What breaks in houses out here.

Most of our calls come from the same handful of things. Knowing them means we usually know where to look before we're through the door.

A monsoon storm over the West Valley

Monsoon season runs June to September

01Monsoon roof leaksTile sheds the rain, but the underlayment beneath it is what actually keeps water out, and in this heat it's often worn through after twenty years. A storm finds the gap and the first sign is a ceiling stain a day later.
02Slab leaksA lot of West Valley homes run copper water lines under the concrete. When one pinholes, the water comes up through the floor, or shows as a warm spot on the tile and a water bill that doubles.
03Water heaters in the garageA garage that hits 130 degrees in July is hard on a tank. They go somewhere between eight and twelve years, and they let go all at once: forty or fifty gallons, plus whatever keeps flowing until the valve is shut.
04AC condensate linesYour air conditioner pulls gallons of water out of the air every summer day. It drains through a small line that clogs with algae, and the overflow ends up in a ceiling or the closet under the air handler.
05Supply linesThe braided hoses behind toilets, sinks, fridges and washing machines. They fail without warning, usually while nobody's home, and they're the most common flooded house we see.

Insurance, in plain English.

Most of our jobs are claims, and most of our customers are on their first one. We wrote down what the adjuster’s words mean, what to say on the first call, and where people get tripped up.

09 · Questions

Asked a lot.

If yours isn't here, call. We'd rather answer it on the phone.

Yes, with every carrier. We document the loss, meet the adjuster on site, and bill the claim directly. Before any of that, we will tell you honestly whether filing a claim is in your best interest at all.

It is. We come out, look at the damage with moisture meters and a thermal camera, and give you a straight answer and a written estimate. No obligation, and it costs nothing anywhere in our service area. Outside it there's a $250 trip charge, credited back against any work we do.

For active water, fire or biohazard emergencies we dispatch immediately, any hour, any day. Most West Valley calls see us within the hour.

No. We handle the emergency side: extraction, drying, demo, cleanup and remediation. Once the house is dry and documented, the rebuild goes to a contractor of your choosing, and we can point you to ones we trust.
